When you buy a property in Dubai, the price on the listing is only part of what you actually pay. On top of the sale price come government and administrative charges — and the largest of these is the Dubai Land Department (DLD) transfer fee. Knowing these costs in advance is the difference between a confident purchase and an unwelcome surprise at the trustee office.
What the DLD fee is:
The headline cost in any Dubai property purchase is the 4% DLD transfer fee, calculated on the registered sale price of the property. By market convention this is paid in full by the buyer, though the law is often described as a "buyer pays" arrangement. This 4% is a fixed government charge — it cannot be negotiated with the DLD, and it applies across freehold areas whether you're buying a studio, a villa, or a plot of land.
The other costs:
Alongside the 4% transfer fee, buyers also pay a set of smaller fixed charges: a DLD admin fee, trustee office fees, and title deed issuance. Together these typically add a few thousand dirhams to a standard ready-property transaction. If you're buying with a mortgage, expect an additional mortgage registration fee of 0.25% of the loan amount plus a small admin charge. As a rule of thumb, total transaction costs usually land somewhere around 6–7% of the purchase price for a cash buyer, and higher once mortgage and bank charges are included.
